Is now the time to buy??? In my opinion YES! When have we ever had an opportunity like this one, home prices are down and so are interest rates. And if that wasn't enough FHA raised their loan limits yesterday, creating a plethora of new loan possibilities. No money down? First time buyer? Well against popular belief there are still programs out there for you too, such as HEART, NEHEMIAH, CAL CHAFA, just to name a few. And as my Grandpa Glen Used to say " Buying real estate is like riding a train. It doesn't matter when you get on,it only matters where you get off."

Speaking of prices being down, The market is still absolutely flooded with thousands of Repo's. For the most part these properties are priced to sell. However, with the growing numbers of foreclosure the banks are entertaining most reasonable offers.

So I guess my question to you is, what is holding you back? GET OUT THERE AND BUY A HOME., Call local a REALTOR. Book A local repo tour for starters, Just get out there!!!

Hello Ruth, Nehemiah, is a bibical name. Nehamiah was a profit from the old testament,responsible for the rebuilding of the walls in Jerusalum after they were destroyed by the Babolonians.
What NEHEMIAH is is, a non profit company that helps buyers obtain home ownership. The seller in the transaction donates an amount of there proceeds to NEHEMIAH, and in turn NEHEMIAH gives it to the buyer to cover down payment and closing cost.

I'm getting ready to buy my first house. My parents want to help me with the down payment, but I don't know how that works. Do they have to live in the house if they do that?

Hey Steve,
under FHA guidlines, they simply give it teingo you. Your lender will explain all the details, they can also co-sign with out occupying the property.
